- Who has to have a home inspection license?
Answer: This is an easy question, ALL home inspector MUST be licensed by passing the Tennessee home inspection licensing examination and have a home inspection license issued in order to legally perform home inspections.
- When do Tennessee Home Inspectors have to be licensed?
Answer: On and after July 1, 2006
- Isn’t there an home inspection license exemption in the state law for certain home inspectors?
Answer: No, there is not an exemption to the licensing of home inspectors. All home inspectors must be licensed.
- Are AAOHI’s “60/30”, 90 hour home inspection prelicense course, the AAOHI’s 90 hour Online Prelicense course and AAOHI’s 8 hour courses approved by the Tennessee Home Inspection Program.
Answer: Yes, all AAOHI courses are approved by the Tennessee Home Inspection

- Do I have to have insurance as a requirement to have my new home inspection license issued from the Tennessee Home Inspection Program?
Answer: Yes, according to the new state home inspection law, ALL home inspection license applicants, must have Errors and Omission insurance and General Liability insurance.
- Is Error and Omission insurance expensive?
Answer: Yes. E&O insurance can cost a new home inspection licensee approximately $3,000 to $4,000 per year!! The only good news is that most claims against home inspectors occur in the first year of licensing. With no claims in the first year, future E&O insurance premium should be lower. There are various sources of E& O insurance as the state does not a master policy with any one insurer, so shop around.
- Where can I find different sources of E&O insurance?

- What other benefits do I receive from the AAOHI 90 prelicense courses that I don’t receive from other home inspection schools?

Answer:Licenses are valid for 2 years from the date of license issuance. Tennessee home inspection law requires 32 hours of approved continuing education as a requirement for license renewal. AAOHI has 8-hour CE courses and will soon have book correspondence and online CE course available to meet your CE requirements.
